Joliette

Découvrez Joliette avec votre courtier immobilier expert

Joliette is the administrative capital of the Lanaudière region. Founded in 1823 by Barthélemy Joliette under the name Village de l'Industrie, the city is now home to over 21,000 residents and stands out for its economic, cultural, and residential vitality. Located approximately 50 kilometers northeast of Montreal, Joliette attracts families and investors alike with an accessible real estate market and a complete living environment.

I'm Samuel Gendron, a residential real estate broker serving Joliette and the entire Lanaudière region with eXp Realty.

Joliette offers a variety of residential neighborhoods, each with its own character. The downtown area features heritage homes, lofts, condos, and multi-unit buildings, ideal for professionals, students, and investors. The Sainte-Thérèse neighborhood is known for its tranquility, tree-lined streets, and family-friendly atmosphere. The Christ-Roi neighborhood stands out for its peaceful character and well-established residential feel. Along the L'Assomption River, sought-after waterfront properties offer a natural setting just minutes from downtown.

In terms of services, Joliette is well equipped. The city has several elementary and secondary schools, the Joliette campus of the Cégep régional de Lanaudière, and since 2025, a campus of the Université du Québec à Trois-Rivières welcoming nearly 500 students. The CISSS de Lanaudière hospital serves the entire area. Galeries Joliette, with nearly 100 retailers, is the main commercial hub. The city has over twenty municipal parks, including Parc Louis-Querbes and Parc Étoile-du-Nord, as well as the Marie-France-Pelletier nature reserve.

Joliette is recognized for its cultural scene. The Festival de Lanaudière, held at the Amphithéâtre Fernand-Lindsay, is the largest classical music festival in Canada, attracting over 60,000 spectators annually. The Centre culturel Desjardins offers year-round programming. The Musée d'art de Joliette is one of the most important regional art museums in Quebec. The Festi-Glace, held on the L'Assomption River, brings together over 100,000 visitors in winter.

Economically, Joliette is home to over 1,250 businesses, 16,500 jobs, and two industrial parks. The diversification of economic sectors, from metal fabrication to healthcare, ensures stability for residents and real estate investors. Several residential projects are currently underway, responding to growing housing demand.

The real estate market in Joliette is active and accessible. Prices remain competitive compared to Repentigny or Montreal's immediate suburbs, making it a particularly attractive option for first-time buyers or investors seeking strong value. Rental demand is strong, supported by the presence of students and local workers.

My Approach for Your Joliette Project

For buyers: analysis of your situation, strategic search tailored to the Joliette market, and complete support from the first visit through to the notary signing.

For sellers: evaluation based on recent comparable sales in your neighborhood, a personalized marketing strategy, and negotiation to achieve the best price.

For investors: profitability analysis, identification of income properties with strong potential in a market where rental demand remains high, and strategic advice.
